VA Financing - A Good Deal For Veterans! 

Yes we are a VA Approved Lender.  We offer all the VA loan programs including 30 year fixed, the VA 3/1 ARM, and No Cost Streamlined Refinances. 

Why a VA Loan?

• Most important consideration, no downpayment is required in most cases. 
• The interest rate on a VA no-downpayment loan is usually lower than the rate for other loan programs that do not require a downpayment.
• No monthly mortgage insurance premium to pay.
• VA loan guidelines will allow the Seller of the home you buy to pay all of your closing costs.  When you buy your home through us, we will be sure to negotiate these terms with the Seller, so you can buy the home with no downpayment, no closing costs, and none of your own cash is required!
• VA loans are available for both purchases and refinances.
• VA offers a "streamlined refinance" program for the purpose of lowering your interest rate, that can be done without requiring a new appraisal, and without closing costs.
• You can use your VA entitlement to purchase a home more than once!  Veterans can have previously-used entitlement "restored" to purchase another home with a VA loan if the property purchased with a prior VA loan has been sold and the loan paid in full.  Or, another qualified veteran with entitlement agrees to assume your VA loan and substitute his or her entitlement for yours.

What is a VA-Guaranteed Loan?

A VA guaranteed loan can be made by any VA approved lender.  VA's guarantee on the loan protects the lender against loss if the payments are not made, and is intended to encourage lenders to offer veterans loans with more favorable terms, such as no-downpayment loans.  

Who is Eligable for a VA Loan?

Veterans with active duty service, that was not dishonorable, during World War II and later periods are eligable for VA loan benefits.  Call us for more details regarding length of active service requirements.

How to get a VA Loan:

Call us for a free pre-qualification!  We will give you a list of what you will need to provide, based on your individual situation.  If you do not have a VA "Certificate of Eligability", we have the paperwork you need to complete in order to get one.  We will assist you in completing the paperwork and we will get your Certificate for you.  There is no charge for this service when you get your VA home loan through us.
